There are no common amenities across the resort. Each association offers its owners and guests certain amenities, which may include parking (car and golf cart), pool and hot tub, tennis and pickeball court, and boat slips. Contact your association or rental company for details.
Access to the South Seas Island Resort amenities (such as golf course, pool, marinas, fishing pier, restaurants, and Resort parking) is NOT included unless the unit participates in the Resort rental or amenity program.

The 525 private residences located within South Seas Island Resort are organized into 1 of 12 homeowner or condominium associations, each of which is governed by its own Board of Directors assisted by a management company. The Presidents' Council is an informal group of representatives from the 12 associations to address common issues that may benefit from coordination.
The LCCA (or Lee County Condominium Association) is an informal collective of homeowner associations - including the associations located within South Seas Island Resort with the exceptions of Seabreeze and Land's End Village - that are insured under a pooled policy for losses related generally to the association buildings, landscaping, irrigation, driveways, pools, tennis courts and/or docks, as applicable.
All Florida beaches, including Captiva beaches, are public between the mean high water mark and the surf. However, the beach above the mean high water mark may be owned privately, and trespass laws may apply. Captiva Island has three public beach access locations: Alison Hagerup Beach Park, Andy Rosse Lane Park, and Turner Beach.
The Captiva Erosion Prevention District (CEPD) stewards the nourishment program for Captiva beaches that is funded by the Florida Department of Environmental Protection, Lee County, Lee County Tourism Development Council, and Captiva property owners. The 2021 Project is the latest in the 61 year effort to improve and reinforce the beaches. More information may be found here
South Seas Plantation Road, which is privately owned and managed, proceeds northward of Captiva Drive, which is publicly owned and managed by Lee County. It is the sole vehicular access to all of the homeowner association properties situated within South Seas Island Resort, which operates a gatehouse at the south end. An entry pass may be found here.
In the past, the Resort assisted everyone with mail and package service. The Resort no longer does so and now accepts deliveries for its registered guests only. This policy change has caused FedEx, UPS and Amazon to misdeliver packages to the Resort reception desk even though addressed to a private home. The Resort will refuse delivery without notifying the addressee, which has resulted in items being returned to the sender.
You may consider renting a mailbox at the Captiva U.S. Post Office, which will also accept FedEx, UPS and Amazon deliveries for P.O. Box holders. If the sender is unwilling to ship to a P.O. Box, you may have the item sent to you at 14812 Captiva Dr. SW, Captiva, FL 33924 USA (the Captiva U.S. Post Office street address), where Postmaster Carol Marlet can hold your item for pickup.
Captiva Island is located in Florida USA and is part of unincorporated Lee County, Florida, and is governed under U.S. federal law, Florida state law, and Lee County Code of Ordinances.
There are certain provisions in the Lee County code that address Captiva Island specifically, for examples, Sec. 23-05 - Prohibit Certain Noise Disturbances on Captiva; Sec. 23-06 - Parking on Captiva Island; and Sec. 23-07 - Use of Golf Carts on Captiva Roads.
Captiva beaches are governed by Lee County Code of Ordinances, and a summary of rules may be found here under the Beach Rules section. These rules address various activities, including alcohol, dogs, fishing, and shelling, and may differ from those that apply to other Lee County beaches as well as Sanibel beaches. Unauthorized motor vehicles are prohibited on Captiva beaches at all times. During sea turtle nesting season (May-October), certain additional rules described here are enforced.
